While I have lots to say so I have decided that I should categorize my thoughts into subjects. If you are wanting to hear rants about the mortgage business you may decide to read the posts under that subject… same with Realtors, banks, home inspectors, etc. I will try to add posts as fast as I can and provide the most up to date and accurate information as possible. If you think I missed a category or want an opinion or further information on something I have hit on, please don’t hesitate to ask.
Also, I am looking for personal stories and comments on either a job well done in the business or perhaps the difficulties some have experienced in the business to contribute to a referral system. Some of you in Tampa may compare it to “Amy’s list” but for free. My intention is to use several factors in evaluating whether someone is given a stamp of approval. My criteria will not have as much to do with how much money the person has made in the industry, how long they have been in th business or how many listings they currently have on the books. I have found that this really makes little difference. I have personally worked with “teams” that have been in the business for over 20 years or have been in the “multi-million dollar club” and still don’t know the correct forms to use during a transaction and have actually caused their client harm during a transaction even though they were the star of the office.
You see, being really successful in real estate has nothing to do with how well you know the laws or contracts or process but how well you SELL YOURSELF and YOUR IMAGE OF SUCCESS. The old saying “fake it til you make it” rings true and is used widely used in real estate training sessions. And the larger the corporation the agent works for, the larger the multi level marketing scheme gets. I will save this for a post under Realtors and Real Estate Agents (and yes there is a difference because the National Association of Realtors says there is). So get ready….. get set……. here it goes!
First let me start by introducing what my vision for this site is and how it came to be….
Simply this site was born from frustration. I spent twelve years in the real estate industry and observed questionable sales tactics, incompetence, blatant code of ethics violations, misrepresentations, incorrect use of legal form and safety concerns… the list goes on and on. And when I would try to initiate discussion with proper authorities regarding my concerns I was shut down, ignored or “encouraged” to move on and not be a “problem” in the industry. My niave belief that there were rules and codes in place to keep the business ethical and protect not only myself but the public from corruption was misguided. I was fighting against the current with no way to win without being banished from the industry. So, I left the business and decided to start a little watch dog group to give the public and ethical real estate industry workers a fighting chance against the machine.
My vision for the site is to allow people to give “adda boys” to the folks in the industry that are doing things right….. not “right” for their company or their personal bottom line but “right” for the people they serve. On the other hand, I think it only fair to be able for those that have encountered frustrations at minimum or flat out corruption at maximum to give the “buyer” a great big dose of “BEWARE”…….. How many death threats will I receive?!
I have done a little research and was surprised to find that there really wasn’t a true watch dog group for the industry. Why is that? Well, if you are an insider, you dare not “out” the competition. Why? You can never expect to sell a house again as those you out would boycott your listings (even though that would violate the ethics code). Further, you will gain the attention of the “ruling” class of the industry and find yourself in the middle of your own investigation…. file audits, ethics hearings, boycotts….. you would never do business again. So the choice was made….. I had to leave the industry knowing I would probably never be able to return and be as successful as I once was. But that is okay, this feels better!
